It&#8217;s also specifically mentioned for areas depicted in red color on Colour Coded Zoning Maps (CCZM) prepared by the Airport Authority of India (AAI)<sup>2<\/sup>.<\/li>\n\n\n\n<li><strong>Police Authority:<\/strong> Necessary for the construction of Religious Structures<sup>3<\/sup>.<\/li>\n\n\n\n<li><strong>Jail Authority:<\/strong> Required by the Competent Authority and as notified by the Urban Development Department, Government of Maharashtra (GoM)<sup>4<\/sup>.<\/li>\n\n\n\n<li><strong>Railway:<\/strong> An NOC is insisted upon if the building is situated within 30 m from the Railway Track Boundary before granting the Commencement Certificate for the proposed building<sup>55<\/sup>. This is to ensure development complies with terms and conditions stipulated by the Railway Authority<sup>6<\/sup>. No NOC is required if construction is beyond 30m from the railway track boundary, provided no part of the building projects within this 30m limit<sup>7<\/sup>.<\/li>\n\n\n\n<li><strong>Defence:<\/strong> Required by the Defence Authority around defence installations and as notified by the Urban Development Department, GoM<sup>8<\/sup>.<\/li>\n\n\n\n<li><strong>MHCC (Mumbai Heritage Conservation Committee):<\/strong> Required for development related to Heritage Structures and in Heritage Precincts as specified in Regulation No 52<sup>9<\/sup>. This is particularly crucial for changes, repairs, additions, alterations, and renovations to listed religious buildings to ensure consonance with original structure and architecture<sup>10<\/sup>.<\/li>\n\n\n\n<li><strong>ASI (Archaeological Survey of India):<\/strong> Required as notified by the Competent Authority<sup>11<\/sup>.<\/li>\n\n\n\n<li><strong>MHADA \/ MBRR Board (Maharashtra Housing and Area Development Authority \/ Mumbai Building Repairs and Reconstruction Board):<\/strong> Required in case of development of lands belonging to MHADA, development in MHADA layout, or for Cessed Buildings<sup>12<\/sup>. This is crucial for redevelopment under Regulation 33(7) (cessed buildings) and 33(5) (MHADA schemes)<sup>13<\/sup>.<\/li>\n\n\n\n<li><strong>MCZMA (Coastal Regulation Zone Management Authority):<\/strong> Required for development in areas affected by Coastal Regulation Zone<sup>14<\/sup>. Development within CRZ areas is governed by specific MoEF notifications<sup>15<\/sup>.<\/li>\n\n\n\n<li><strong>MoEF (Ministry of Environment and Forest):<\/strong> Required for development attracting the Environment Impact Assessment (EIA) Notification<sup>16<\/sup>. Compliance with EIA Notification No.S.O.1533 is necessary<sup>17<\/sup>.<\/li>\n\n\n\n<li><strong>Highway:<\/strong> Required for plots falling within highway buffer as shown on the Development Plan (DP)<sup>18<\/sup>.<\/li>\n\n\n\n<li><strong>MMRDA (Mumbai Metropolitan Region Development Authority):<\/strong> Required in the influence zone of Metro\/Monorail as may be notified by the Competent Authority<sup>19<\/sup>.<\/li>\n\n\n\n<li><strong>Estate Department of MCGM:<\/strong> Required for Land of Improvement Trust<sup>20<\/sup>.<\/li>\n\n\n\n<li><strong>Collector:<\/strong> Required for Government land\/Natural Areas (NA)\/Urban Land Ceiling (ULC) wherever applicable<sup>21<\/sup>.<\/li>\n\n\n\n<li><strong>Director of Industries:<\/strong> Required as specified in these Regulations<sup>22<\/sup>.
